What does temporary living mean?

Temporary living — also known as corporate housing or mid-term rental — fills the gap between a hotel and an open-ended tenancy. You rent a completely equipped flat for a manageable period, typically one to six months, and move in without buying furniture, registering utilities or sourcing kitchenware. Unlike a hotel you have your own kitchen, a proper workspace and far more privacy; unlike a conventional tenancy you are not tied in for years and pay no agency commission.

A furnished apartment in Vienna is therefore the obvious choice if you are coming to the city for a project, being seconded by your employer, spending a semester at a Viennese university, need an interim solution during building work, or simply want time to get your bearings before renting or buying long term.

Included in every apartment

Complete furnishing, fully equipped kitchen, bathroom with washing machine, hairdryer and iron, WiFi. Parquet floors, double doors and faithfully restored box-type windows.

Rental period

From 1 month up to 6 months. Quick, straightforward booking with contactless check-in available. Quoted prices apply for occupancy by up to 2 people.

Direct from the owner

No platform, no intermediary commission. You deal directly with the team that runs the buildings — and get personal advice on the right size and location.

Hotel, mid-term rental or your own flat — which suits when?

Anyone coming to Vienna for a few weeks or months has three options. The comparison below shows why a mid-term rental of a furnished apartment is almost always the more economical and more comfortable choice for stays of around four weeks or longer.

A serviced apartment in Vienna combines the flexibility of a hotel with the comfort of your own home. You pay no premium for services you would not use on a longer stay, and you buy nothing you would have to dispose of again after a few months.

Prices and services at a glance

Rent for a BeLLeArTi apartment depends on size, location and length of stay. All quoted prices apply for occupancy by up to two people; for larger groups and staff accommodation we prepare an individual quote. Because we let directly as the owner, there is no agency commission and no platform fee.

Selected apartments have their own sauna, and two apartments are fitted with mattresses for allergy sufferers. Bicycle parking at every location.

What sets BeLLeArTi apart

Contemporary art as a concept

No two apartments are alike. Each unit is designed around the work of an artist and carries their name — among them Christian Ludwig Attersee, Hermann Nitsch, Herwig Zens, Edwin Wiegele, Gerda Matejka-Felden, Friedrich Danielis and Christian Qualtinger. Instead of the interchangeable furnishing of a serviced apartment block, you live in a space with a character of its own. If you like, choose your apartment by the art — the tables above name the artist behind every one.

Sustainability through revitalisation, not new build

Since 2011 every BeLLeArTi apartment has been created exclusively through the sustainable revitalisation of existing buildings — without sealing additional land through new construction. Energy efficiency was further improved by properly restoring the existing box-type windows instead of replacing them. This preserves both the building fabric and the Viennese period character: parquet, double doors and high ceilings. Read more on our Sustainability page.

Classic Viennese period buildings, sensitively modernised

All properties are faithfully and generously restored Gründerzeit buildings finished to a high standard. The style and atmosphere remain intact — the comfort meets present-day expectations.

Frequently asked questions about temporary living in Vienna

How long can I rent a BeLLeArTi apartment for?

Apartments are available from 1 month up to 6 months. The offer deliberately sits between a hotel stay and an open-ended tenancy — ideal for project assignments, secondments, a semester abroad or the duration of building work at home.

What is included in a furnished apartment?

Every apartment is fully furnished and comes with a completely equipped kitchen and a bathroom with washing machine, hairdryer and iron. You move in and can start living and working straight away — no furniture or household goods required. Selected apartments also have their own sauna.

Which Vienna districts do you cover?

BeLLeArTi rents in four Vienna districts: 1030 Landstraße (21 apartments), 1050 Margareten (14), 1100 Favoriten (14) and 1120 Meidling (20). All locations are well served by public transport and only a few minutes from the city centre. We also have apartments in Reichenau an der Rax.

How large are the apartments?

Sizes range from 30 m² for compact one-room apartments and studios up to 105 m² for generous family and staff apartments. Most units fall between 40 and 70 m².

Are the apartments suitable as corporate or staff accommodation?

Yes. At Antonsplatz in 1100 Vienna we offer staff apartments sleeping up to 6 people, some with a sauna. In 1120 Meidling there are double apartments with separate bedrooms, bathrooms, kitchens and WCs — the right solution when several people need to be housed together but want to keep their privacy.

How does booking work?

Send us a non-binding enquiry with your dates and the size you need. Booking is quick and straightforward, and contactless check-in is available. Quoted prices apply for occupancy by up to 2 people.

What sets BeLLeArTi apart from a serviced apartment provider or a booking platform?

Every apartment is individually designed around the work of a contemporary Austrian artist — among them Christian Ludwig Attersee, Hermann Nitsch, Herwig Zens and Edwin Wiegele. No two apartments are alike. All buildings are classic Viennese period properties with parquet floors, double doors and box-type windows, sensitively modernised and let directly by the owner, with no agency commission.

How sustainable is the offer?

Since 2011 every BeLLeArTi apartment has been created exclusively through the sustainable revitalisation of existing building stock — with no land sealed by new construction. Energy efficiency was further improved by restoring the existing box-type windows rather than replacing them.
